Project Overview
Mayco Construction successfully completed a comprehensive plant room upgrade at Barden View, a retirement and sheltered housing complex in Burnley.
The project involved replacing ageing boiler and hot-water equipment with a modern, energy-efficient system. As the complex remained occupied throughout the works, careful planning and coordination were essential to minimise disruption and maintain essential building services for residents.
Scope of Works
- Isolation, removal and disposal of the existing boiler and hot-water plant
- Installation of a modern, energy-efficient boiler system
- New hot-water plant
- Installation and modification of associated pipework
- New circulation pumps and ancillary equipment
- Installation of new BMS controls
- Associated electrical infrastructure
- Testing and commissioning of the completed systems
- Preparation and painting of the plant room walls and floors
Project Delivery
The works required close coordination between Mayco’s mechanical, electrical and controls teams, alongside careful management of the building’s heating and hot-water services.
Working within an occupied retirement and sheltered housing complex required additional consideration for residents and the day-to-day operation of the building. The programme was carefully planned to manage service interruptions and complete the upgrade safely and efficiently.
Following the removal of the existing equipment, the new plant, pipework, pumps, controls and electrical infrastructure were installed to create an organised and accessible plant room. The walls and floors were also prepared and redecorated, providing a clean and professional finish.
The Result
The completed upgrade has transformed an ageing plant room into a cleaner, safer and more efficient building services environment.
The new equipment and control system provide improved reliability, greater operational control and enhanced energy efficiency while making future inspection and maintenance more straightforward.
